No matter the age of your roof, maintenance should be something every homeowner invests in. I understand pricing is always a big factor when making a decision. 

So, it’s easy for a roofing contractor to say that you should spend the money to maintain your roof. However, it actually benefits you in the long run way more than a roofer.

Every roofing company is different, but roof maintenance generally costs anywhere from $120 to $400. The price ultimately depends on the roof’s size, accessibility, and complexity. 

This looks costly on the surface, but most roofing companies offer maintenance programs that include yearly roof inspections. Some offer other perks with these programs too, like discounted repair rates, gutter cleaning, and more. 

Depending on the roofing contractor, they may even include certain repairs in the maintenance price. However, any large problems or repairs will most likely come out of pocket.

So, while roof maintenance comes at an expense, it’s well worth the investment.  

Is roof maintenance really that important?

So, I just said roof maintenance is well worth the investment. But I understand it’s hard to take my word for it without knowing the “why” behind it. 

So, let’s look at the main reasons why roof maintenance is important and why it’s worth the investment. 

Roof maintenance prevents future problems before they start

The most important reason to get roof maintenance is that it prevents future problems. It’s the best way to catch and fix a minor issue before it becomes an expensive problem and causes interior damage. 

For example, nail pops are a simple and inexpensive repair. But if you don’t catch them before leaks start, it can cause $300, $400, or even up to $500 worth of damage to your ceiling. 

It gets even more expensive if there are multiple leaks, plus you’ll also have to pay for roof repairs and worry about potential mold in your attic from the excess moisture. This is a lot of stress, frustration, and money on something that’s an easy and inexpensive fix when caught early.

Because of this, roof maintenance is worth it to stay ahead of expensive problems before they start. 

Roof maintenance maximizes a roof’s life

A roof is a large investment, so taking care of it and ensuring it lasts as long as possible makes sense. Roof maintenance maximizes a roof’s life, which means longer protection and more ROI out of your original investment. 

For example, the most common roofing material in the United States is architectural asphalt shingles. With proper installation and attic ventilation, an architectural asphalt roof should last around 22-25 years. 

With regular roof maintenance, you’ll reach this lifespan and maybe even a few more past it. On the other hand, neglecting the roof leads to leaks and could mean paying for a roof replacement earlier than expected.

Roof maintenance provides peace of mind

The two reasons we covered play into the most important piece: peace of mind. And just like a properly installed roof and hiring a great roofer, roof maintenance ensures peace of mind lasts for decades. 

Every time you get roof maintenance, potential problems are caught, your roof gets a clean bill of health, and you learn how much life is left. Even if you need repairs, there’s no stress because they'll be taken care of before they become serious. 

Roof maintenance simply gives you the peace of mind of knowing how your roof is doing and that you have nothing to worry about. That way, the next time a big rainstorm hits, you can sit back and relax because you don’t have to worry about water getting in.

How often should your roof be maintained?

At this point, you understand the importance of maintaining your roof. But how often should it actually have maintenance? 

Depending on the type of roofing material, roof maintenance can be done on an annual, biannual, or quarterly basis. However, I always recommend maintaining your roof at least once a year.

In a perfect world, it would be done twice a year when Spring goes to Fall and Winter goes to Spring. If you signed up for a maintenance program,  inspections will be regularly scheduled, so you don’t have to keep up with it.

But at the end of the day, it’s up to you to decide how often to maintain your roof.

Now you know how much maintenance costs, why it’s important, and how often a roof should be maintained. The importance of roof maintenance can’t be overstated. 

You paid or will pay a lot of money for your roof, so taking care of it is crucial. I like to compare roof maintenance to an oil change. 

It simply keeps everything running smoothly as the years go by, which is why maintenance is one of the best ways to maximize a roof’s lifespan. However, it’s not the only way.
